WHAT ARE THE REQUIREMENTS FOR A SUCCESSFUL AIRBNB RENTAL?
In order for your rental to be successful, some minimum requirements must be met. A basic requirement is for the rental to be in good condition. Nobody would want to stay in a place where plaster hangs from the walls, windows are broken, and doors not closing. These amenities are considered important: – Heating – Refrigerator – TV – Cooking Basics – Wi-fi – Air Conditioning – Hot Water Supply – Hair Dryer – Iron – Mop – Broom – Bucket – Cleaning essentials.
HOW FAST CAN I START EARNING?
As soon as we have all the information we need, we need up to 3 days until we have everything ready and start showcasing your property to the platforms. So you can start earning within days! Keep in mind that as time goes by and we earn positive reviews, the performance of the property and therefore your earnings will continue to improve.
WHY CHOOSE THE SHORT TERM RENTAL OPTION?
Short term Airbnb type rentals can earn a lot more compared to long term rentals, depending on the quality and location of the property. It is an easy, smart and effective way to maximize your income while avoiding all the issues long term renting has, especially in Greece. For example, by law, you can’t remove an undesired tenant who isn’t respecting your deal, unless he resides at least 3 years. You will always have to pay the taxes even if you haven’t received the rent. Not to mention that usually long term tenants will damage your property substancially. And lastly, Greek tourism increases each year, making short term renting a very attractive decision.
HOW DO I KEEP TRACK OF THE RESERVATIONS ?
Once we onboard your property to our systems, we will provide you with a unique calendar. Your calendar will be updated in real-time so you will always know what is happening to your property.
AM I ALLOWED TO USE MY RENTAL PROPERTY DURING OUR COOPERATION ?
Of course, you can, as long as you inform us in good time and it goes without saying that there must be no reservation for these dates.
DOES GEMBNB HANDLE RENOVATIONS?
Gembnb does not provide renovation services, but we have a selected network of professionals that do. Do not hesitate to ask us anything about your property, we will always point you in the right direction.
PAYMENTS & SECURITY
HOW AND WHEN WILL I BE INFORMED ABOUT MY RESERVATIONS?
A detailed statement is sent to your email address on the first days of each month, as well as all the information required for taxisnet. The required information range between the reservation dates, names, platform source, payout details, and passport numbers/AFM).
WHAT HAPPENS IF I WANT A RENTAL PRICE HIGHER THAN THE ONE YOU RECOMMEND ?
Please keep in mind that market demand and competition determines the rental price. If your desired price is considered to be too high, your property may remain empty for longer periods than necessary, making more harm than good.
I HAVEN'T RECEIVED THE FUNDS YOU MENTION IN THE STATEMENT, WHAT NOW?
We always add your desired bank account as the default payout setting. That means that you will be always in control of your income. It is common though, especially with bookings that occur closer to end of the month, to not be able to match all the reservation payouts mentioned in our statements with your bank payouts. There is nothing to worry about though, as we only work with major platforms like Airbnb®, Booking.com®, and Expedia®, and so you will always receive the payments we report to you. As a rough guideline for your convenience: Airbnb pays 7-10 days after check-in date, and Booking.com pays 7-10 days after check out.
WHAT HAPPENS IF GUESTS CAUSE DAMAGE TO THE PROPERTY OR PROPERTY'S ITEMS
In all our years of experience, while dealing with many reservations on a daily basis, we rarely face any issues and they are usually very minor. Things like breaking a coffee mug or a dish are the most “common” scenarios and on rare occasions maybe we may deal with a broken chair or something equivalent. Even on such occasions, 98% of the time the guest are more than willing to cover the costs. Every platform has different policies regarding these matters and if an issue arises, we will do everything in our power to resolve it as best as possible.
WHAT ABOUT LIABILITY INSURANCE?
Airbnb offers protection insurance program provides primary liability coverage of up to $1 million USD per occurrence, in the event of third-party claims of bodily injury or property damage. The program covers certain property damage in common areas of a property outside of the listing itself (for example: a building lobby). Landlords and homeowner associations are also covered in certain cases when claims are filed against them due to a guest suffering an injury during a stay or if a guest damages building property.
